Creighton University Heider Hall

MMC Contractors worked alongside MCL Construction during the summer of 2015 to completey replace all plumbing and heating /cooling piping in a chase that served two back to back dorm room sets through 12 floors of Heider Hall. Construction began the first of May at the end of the spring semester and all work and start up was completed in time for students to move back into the dorms by the second week of August.

During this time, all bathroom plumbing piping and fixtures were replaced, water lines in the kitchens on 11 & 12 Floors were redone. Heating and cooling piping was replaced and a new fan coil unit was installed in each of the 22 units affected.

PROJECT HIGHLIGHTS

  • Work was sequenced such that three floors were completed at a time, in about 2 weeks’ time
  • Replaced 22 fan coil units in individual dorm rooms
  • Work took place while students occupied dorms not under construction
  • The University President resided directly over the construction areas the entire duration of construction

Phase III

MMC Contractors worked alongside MCL Construction during the summer of 2016 to replace all plumbing and heating/cooling piping in a chase that served two back to back dorm room sets through 12 floors of Heider Hall. Five of these rooms were also converted to ADA compatible units, reconfiguring the entire units layout including the kitchen and utilizing roll-in showers. Construction began the first of May at the end of the spring semester and all work and start up was completed in time for students to move back into the dorms by the second week of August.

During this time, all bathroom plumbing piping and fixtures were replaced, water lines in the kitchens on 11 & 12 floors were redone. Heating and cooling piping was replaced, and a new fan coil unit was installed in each of the 22 units affected. New ductwork to serve the revised ADA units’ layouts was installed as well as reworking the kitchen plumbing to accommodate the new design.

First Floor Renovation

MMC Contractors collaborated with MCL Construction to completely renovate the first floor of Heider Hall during the fall of 2016. This area serves as the common and study areas for the 10 residence floors above and is also the entrance of the building in which the President of Creighton University resides. This extensive renovation saw a complete update to the entrance of the building, creating a new vestibule, securing access to the building and upgrading finishes to new trends.

Construction commenced in July of 2016 and involved the replacement of all heating and chilled water piping that serves individual fan coil units which were also replaced during the renovation. To serve new study rooms and large meeting areas, a variable refrigerant flow system was utilized with ceiling cassettes in the suspended ceiling to condition the spaces. New public restrooms were added as well.

Safety and communication was of critical importance during this project, as the residence floors were continuously occupied and student and visitor traffic was constant during the course of construction activities. Egress paths were identified, temporary barriers were employed and daily housekeeping was performed to mitigate risks to the residents. Work was completed during the Fall Break, mid-October 2016.

  • Installation of new VRV system and replacement of heating and chilled water piping serving new fan coils.
  • Complete renovation of floor, resulting in new restroom locations on the floor
  • Work was coordinated and isolated such that risk to students living on the 10 floors above was minimized
